This house with a lake view and sits in a Potential Landslide zone in the Madrona neighborhood. Multiple renovations over time have rendered a mix of architecural styles with a quirky kind of charm.
The family of 3 that lives there, loves the setting and the house’s unique spirit.
When they found out they needed to replace the slab and foundation walls,
they came to B+L with the challenge of designing and constructing yet another
intervention to the exisitng structure, in a way that tied together all the previous alterations. Working with a yard of multiple elevations, we transformed the half-basement into a delightful living space that allows the family to truly engage with their landscape. We created a rythm in the window and siding patterns that lends harmony to the existing blend of craftsmen and post-modern styles.

- New pipe pile foundation system to replace failing traditional footings.
- Structural retrofit to correct settling.

- New waterproofing for whole house foundation and all ground contact perimeters.
- Whole house energy improvement including increased insulation and air sealing, new ductless heat pump system, and underslab hydronic heat.
- Use of daylighting and thermal mass.
- New and replacement high efficiency triple-pane windows with orientation-appropriate Solar Heat Gain Co-efficients.
